Tugun kept its village character, and its housing shows the decades: genuine fibro and weatherboard beach cottages, post-war brick, and a hillside of elevated homes looking over the strip. On the originals, the central questions are stumps, subfloor condition and the long renovation history most of these homes carry — along with roofing and fixings that live metres from salt air.
Up the hill, sloping blocks add retaining, sub-structure access and external timber stairs and decks to the inspection. The unit stock along the beachfront is mostly older low-rise walk-ups, which we inspect to three storeys — for anything taller, call first and we will point you in the right direction.
